Accessibility work for this website includes:

- supporting text enlargement, responsive reflow, mobile and touch use, and controls sized for practical interaction;
- respecting reduced-motion and high-contrast or forced-color preferences where the site can detect them;
- avoiding automatically playing audio and providing accessible media alternatives where media is used; and
- reviewing representative pages and shared components with automated checks and manual keyboard inspection.
4. Using This Site
You should be able to move through primary navigation and forms with a keyboard, enlarge text using browser controls, and use current versions of major browsers with commonly used assistive technologies. Browser and assistive-technology support can vary, so keeping both current may provide the best experience.

5. Known and Possible Limitations
Despite ongoing work, some content or interactions may not operate perfectly in every configuration. Possible limitations include older or infrequently visited pages, files supplied in a format that is difficult for some assistive technologies, user-provided material, and differences among browsers, devices, screen readers, voice-control tools, or other assistive technology.
We do not treat an accessibility widget or automated scan as a substitute for accessible design, code, content, and human review. When we confirm a barrier, we prioritize issues that block navigation, access to material information, or submission of a property inquiry and provide a reasonable alternate path while a correction is evaluated.
6. Third-Party Content and Services
Some website functions may rely on third-party services, such as form transmission, fonts, communications, documents, maps, video, or linked websites. We do not fully control the accessibility of an independent provider’s technology or content. We consider accessibility when selecting and reviewing providers, report issues when appropriate, and will help provide a reasonable alternate way to access the relevant information or service.
Links to independent websites are governed by those providers’ accessibility practices. Please report a third-party barrier that prevents you from completing a task connected with our website so we can help.

We aim to acknowledge an accessibility request within two business days. We will review the reported barrier, ask only for information reasonably needed to understand it, and provide assistance or an available alternative as promptly as practical. If a technical correction requires more time, we will communicate progress and a reasonable expected timeframe. Urgent access needs are best directed to our telephone line.
If our first response does not resolve the issue, reply to the same email or call us and ask that the request be reviewed again. We will make a good-faith effort to address the concern and explain any available next step.
9. Ongoing Review
We periodically reassess shared navigation, forms, legal pages, color and focus treatment, keyboard use, text enlargement, responsive layouts, media, and significant new content. We also use feedback from people with disabilities and may use qualified internal or external reviewers to guide remediation. Accessibility improvements are incorporated into ongoing website maintenance rather than treated as a one-time project.
