Can you review a vacant Detroit house with missing systems?

Yes. Explain which mechanicals or fixtures are missing, whether water and power are on, how the building is secured, and any known fire, water, roof, or basement damage. Safe access and current photos are especially helpful. Because extensive system replacement or rehabilitation is not a Retail Buyer Program fit, that type of property would be considered only for a direct cash purchase by USA Equity Investors as principal.

How are occupied Michigan rental properties evaluated statewide?

We begin with the exact unit configuration, occupants, available lease information, utility responsibilities, access, and condition of each space. Student rentals near Lansing or Ann Arbor may also require parking and association details. USA Equity Investors evaluates the property for its own possible purchase, not as an agent. Retail Buyer Program review requires rent-ready or nearly rent-ready condition; extensive repairs make cash purchase consideration the only path.

What matters for a rural or northern Michigan home?

Share the road and seasonal access, heat and winterization status, well and septic information, roof and foundation condition, outbuildings, and any equipment or personal property remaining. Cabins and acreage often involve more than the residence alone. The review should identify every structure and utility arrangement, especially when the owner is remote or the property has not been occupied recently, so condition and access are not inferred from old records.

What happens if the Retail Buyer Program does not produce a qualified buyer?

The written agreement controls. Before signing, we explain the program period, buyer-financing and appraisal dependencies, responsibility for agreed preparation costs, extension or termination rights, and what happens if no transaction closes. We do not promise a retail closing or proceeds that depend on an unknown future buyer.
